When I took over purchasing for our company in 2020, I genuinely believed every vendor problem could be fixed with a better checklist. I was wrong. I'm an office administrator for a 120-person industrial design firm. I handle all the service ordering—roughly $380,000 a year across 20 vendors—and I report to both operations and finance. It's tempting to think 'sealant is sealant' and that any crew can install any tube. That oversimplification is why roof warranties have entire pages of exclusions. Under the FTC Green Guides (16 CFR Part 260), environmental claims must be qualified and supported by evidence.
I'm not asking every roofing crew to become chemical engineers. But I am asking for a data sheet. If a vendor can't provide one, the safest assumption is that the claims are marketing, not evidence.
The fix: a short checklist before you sign
I still don't know much about chemistry. But I know how to avoid another $7,200 mistake. Now, for any service that involves materials, I ask four questions:
- Name the system. Which product will you use, and which sealant type is it?
- Show the data sheet. Send me the manufacturer's technical specifications.
- Prove the warranty. Who is responsible if the material fails—the contractor, the distributor, or the manufacturer?
- Commit to the date. If timing matters, put the completion date in writing. If they won't, that's a red flag.
The roof hasn't leaked since September 2024. The second vendor is still on our preferred list. And I can now answer 'what is the polymer of DNA?' without a blank stare. It's nucleotides. Just like a roof sealant, the repeating unit defines the chain—and the chain defines whether the waterproofing lasts a few months or a decade.
